As part of a major Dulwich housing scheme, the existing Dulwich Hamlet FC stadium was to be replaced. The planning approval required a brand‑new, fully operational stadium to be delivered first, making its successful completion the essential trigger for the entire development.

JBC Projects along with Populous and Costudio Consulting worked with the football club to review the planning drawings, recommend amendments, and plan through the construction phasing and likely budget.

The planning‑approved stadium drawings were driven by the residential scheme, leaving the stadium non‑compliant with FA and Green Guide standards and therefore unusable for the football club. Because the club had to be fully operational in the new stadium before apartment sales could proceed, resolving these issues became critical.

JBC Projects worked with the club and Populous to identify the essential design changes required to achieve compliance. We then worked with Costudio Consulting to develop an indicative stadium construction budget and a construction‑phasing strategy for the new stadium to be built and the old one demolished without interruption to the club’s operations.

Changes to Building Control, FA standards and the Green Guide had not been reflected, particularly with regard to WC provision, setting out the minimum viable design change requirements ahead of progressing with further design work was critical to support the delivery.
