Utilita Arena, long under‑invested under local authority control, required a full commercial overhaul including upgraded premium seating and lounges, improved concourses and bars, expanded WCs, and fully renewed back‑of‑house facilities including elite training, dressing rooms and green rooms.

JBC Projects was engaged to develop the commercial and operational strategy before the bid process started, through to appointing the professional team.

From the outset of the bid, JBC Projects carried out a full venue review and SWOT analysis to pinpoint where targeted capex would deliver the strongest operational and commercial uplift. This strategic groundwork enabled Legends Global to submit a compelling, evidence‑backed bid with a clear delivery pathway.

Once Legends Global secured the operating contract, JBC Projects assembled the design team and led the development of concept designs across general admission, premium areas, and back‑of‑house upgrades. With the strategic vision defined and the concept stage complete, the project was then handed over to Legends Global’s project management teams to progress through detailed design and tender.

A venue with solid fundamentals, but decades of under investment.

Despite being well built, the venue had endured 30 years of under‑investment. JBC Projects focused upgrades where they delivered the biggest impact: expanded WC provision to boost satisfaction and speed of service, and low‑cost, high‑return bar improvements through reconfigured EPOS and digital screens, unlocking immediate operational and commercial gains.
